Pradhan Mantri Awaas Yojana - Gramin (PMAY-G)

What is it?

PMAY-G gives rural households living in kutcha or dilapidated housing a cash grant to build a permanent house of at least 25 square metres, including a proper cooking area. The money is released in instalments tied to verified construction milestones, with geo-tagged photographs used as evidence at each stage.

Beneficiaries are not selected by individual application in the usual way. Households are identified from survey data, originally the Socio-Economic Caste Census and more recently the Awaas+ 2024 mobile survey, then screened against exclusion criteria and validated by the Gram Sabha.

The scheme also bundles other entitlements so the house is habitable: toilet assistance, a free LPG connection, piped water, an electricity connection and wage employment days during construction.

Potential benefit

₹1,20,000 – ₹1,30,000 per house

Rs 1.20 lakh per house in plain areas and Rs 1.30 lakh in the North Eastern states, the hill states of Himachal Pradesh and Uttarakhand, and the union territories of Jammu and Kashmir and Ladakh. A further amount of up to Rs 12,000 is available for a toilet. Potential benefit subject to official approval.

Other conditions stated by the government

• Households paying income tax are excluded.
• Government employees and owners of non-agricultural enterprises are excluded.
• Households owning more than 2.5 acres of irrigated land are excluded.
• Households holding a Kisan Credit Card with a credit limit of Rs 50,000 or above are excluded.
• 5 per cent of the target is reserved for differently-abled beneficiaries and a further 5 per cent for families affected by natural disasters.
• 15 per cent of funds at national level are earmarked for minority households.
